"I am from a small town where everyone knows everyone. My sister-in-law was purchasing a home from an agent that she had known for 18 years. She had worked with this agent in the past (bought three homes and sold two, going on three, from this same person). She found a gorgeous home, made an offer that was accepted at full sales price. This home was upscale for this town, so it was going to be a large sale for this agent. The value came in low ($25,000 low). When the agent was informed, she called the appraiser and asked him to push the value so that she could get the deal (the sellers did not have the option of lowering the sales price). I was shocked, even though she was my sister-in-law's agent and friend and she had done business with them in the past, she was willing to put them into a home that was over priced to make the deal. The sellers just happened to have an extra lot next door that was for sale, included this in the deal and allowed the transaction to close, but without someone to care and look our for my sister-in-law, she would have paid well over value for the home. This was three years ago but she continually thanks me and her loan officer for looking our for her best interests."
