"We had a horrible experience with an agent when we purchased a home in Littleton, CO about 13 years ago. At the time, we were living in Sioux Falls, SD. My husband obtained a job in Colorado and he flew back over a short weekend to buy a home for us. Our agent agreed to walk around the home with our real estate inspector since we were still out of state. The day we moved into the home, we immediately found a terrible and obvious problem in the lower half of the bi-level. The brick fireplace (which went from floor to ceiling) was detached and leaning from the wall at the top and actually had a bout a 3"gap between the wall and the fireplace! It was so dangerous that we could not allow our small children to be in the room in case it collapsed. Plus, the floor had settled and was uneven. There was a gap of 1" to 2" between the wall and the floor on the majority of the perimeter of the lower level. We immediately called our agent for advice and help. Keep in mind that we were a very young family at the time and had absolutely NO extra money. We had barely scraped together enough funds to move and to buy the house. Our agent suggested we contact the listing agent and said she could not be involved or assist us in this matter, as she did not want any liability. That was the last time we heard from her. This was a woman that had assisted us with two other transactions in the past and then DUMPED us as soon as we really needed some help and guidance. We ended up suing the home real estate inspector and winning. About half of the money went to the attorney. We obtained a second mortgage (that loaned over the value of the home) and used that money with what we earned in the lawsuit to repair the lower level and refinish it."
